All rules and policies are subject to management review and adjustment.
General RV Park Rules and Policies
–If any of the following policies or rules are broken, the agreement shall be forfeited, and the above detailed guest shall remove the RV and belongings from the RV Park within 7 days or it will be removed by management at owner’s expense.
- Background checks are required and must be approved prior to occupying the park. Each occupant must have a background check performed. Cost of background check is at guest expense of $44.99 each applicant.
- No sex offenders allowed on property.
Site cost that is more than 6 days late will incur a $25 per day late fee.
RV's should be less than 10 years old (exceptions can be made with management approval).
RV’s are required to have a valid fire extinguisher.
RV's and your area need to be kept clean.
Max 2 guests, one vehicle, and one RV per site (additional parking allowed in designated area). Vehicles need to be current on registration and in running condition. Guests are not allowed to perform extensive mechanic work or wash vehicles in the park. Parking on an empty site or blocking another site is prohibited at all times.
Parking under cover and in designated areas, no parking on easement. Parking on easement will result in towing at the vehicle owner’s expense.
Guests are responsible for any damages to property.
Quiet time is 10:00pm - 8:00am.
No permanent construction or changes to property without management approval.
Parker’s Farm RV Park is not responsible for wildlife encounters with guests or pets (snakes, coyotes, racoons, etc.).
RV’s are subject to pressure tests to check for propane and water leaks (propane tanks need to have pressure gauges).
Fires are allowed in barbecue grills and designated fire pits provided there is no county burn ban in place and must be attended to while lit and fully extinguished prior to leaving unattended.
A dumpster is located in the RV Park for personal use only. All boxes must be broken down. Do not leave trash outside of your RV. Cleanliness of the RV park is important to the ownership.
Sewer hook-ups are provided at each RV site. A positive sewer seal is required at both ends of the sewer hose.
Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone, will be asked to leave with no refund. (Texas Penal Code 30.05).
Pets are permitted (2 max)
Dogs must be on leash or contained to your assigned site.
Guests are responsible for dogs in the dog park if not on a leash.
Pets must be up to date on vaccinations (send pic of current tag to management).
Pet owners are responsible for any accidents.
Aggressive, nuisance or loud pets will not be allowed to stay.
Guests must clean up after pets.
No pets will be left unattended while in the dog park.
Individual bath houses (if applicable)
- Guests are responsible for cleaning their own bath house.
- Any maintenance issues need to be reported asap so repairs can be assessed and scheduled to be completed.
- Guests are responsible for any damage to washer and dryer that is caused from abuse or overloading units.
- Guests are responsible for damages to hot water heater if left on.
- No smoking or pets in the bath house.
